Q: What do I need to do in order to buy a home from Osprey Homes?
A: All you need to get the process started is a Loan Approval Letter from your lender and as little as $500 in Earnest Money.

Q: What do I do if I’m pretty sure I want to buy a home, but I want to hold a lot while I make my decision?
A: For $500 (refundable) a salesperson for Osprey Homes will be happy to reserve a lot for you for up to fourteen days.

Q: Do your homes come with a warranty?
A: All homes come with a 1 year Builders Warranty. We want you to be satisfied and confident with your home purchase. We will do warranty work at 2 months, 6 months and at 1 year from the close of escrow.

Q: Do I have to use the Lender that Osprey Homes recommends?
A: No. You are welcome to use any Lender that you choose.

Q: How long does it take to build a home?
A: It may vary to some degree, depending on whether it is a townhouse or a larger single-family home, but typically it takes from four to six months. Many conditions beyond our control can come into play while building a home. We will do everything that we can to work with our customer to get you into your home on schedule.

Q: Do your subdivisions have CC & R’s? (Covenants, Conditions, & Restrictions)
A: Yes, with a few exceptions, most sites have a recorded set of CC & R’s in detail (Please check with a Sales Person). These are implemented in the development stages of each of our communities. A copy of these is available for review at our model home.

Q: What are CC & R’s?
A: CC & R’s are a recorded document setting forth provisions for each homeowner and also stating how the residential homeowner’s association will work. These benefit each purchaser because they protect the value of the homes. With these in place, you can be guaranteed that your neighbor will not be able to allow their home to become an eyesore in the neighborhood. You will also benefit from the clear standards that apply to the community common areas and the continued maintenance of those areas.

Q: Do you have any 1 level plans or master on the main floor plans?
A: This type of plan is very popular and you will find these available in most of our communities.

Q: How do I purchase one of your homes?
A: - Select the home that you are interested in.
- Meet with lender, get approved for your financing, if applicable.
- Choose all upgrades and complete sales agreement.
- Meet with Contract Furnishings Mart to choose your floor coverings and counter tops.
- After home is finished, meet for a walk through.
- Sign closing documents at the title company.

Q: What are your lot sizes?
A: The lot size is completely dependent on the subdivision. Please come to our model home for details.

Q: Can we make changes to the plan?
A: Whether or not we can make changes to the plan depends on what changes you are requesting and at what point we are at in construction. Usually structural changes are not allowed unless approved by the builder before construction begins, and even then, those changes are very limited. We ask that all other changes be made prior to construction beginning. If they are allowed at a later date, there will be an additional change order fee.
